Bajaj Auto is one of the world’s largest motorcycle producers. The Bajaj Corporate Headquarters brings an element of subtle sophistication into the city’s urban landscape. A simple Zen-like cube in black low-E glass, offsets a transparent glass cylinder within a white steel structure. The two geometric forms address each other to create visual tension. The composition is a cost-effective solution to a commercial typology that requires maximum floor space index utilization within a highly functional space framework of server and served spaces.

The project rests on a 1.5-acre site and has a built-up area of 32,800 square meters, including basements. The main structure is a 40 meters square magical glass cube that merges into its reflection of the surrounding landscape. It includes an expansive, motorcycle showroom on the ground level, employing a ten-meter diameter, by 15-meter high, glass cylinder from which double sized fiberglass motorcycle “mock-ups” are hung for display. The glass cylinder rests upon a generous podium garden.

The construction is a post-tensioned flat slab grid, with edge cantilevers. This allows completely open and column free office areas in the lower floors and ample flexibility for the corporate headquarters on the upper floors. The roof terrace hosts an outdoor café, under a tensile canopy, affording views across the Mula River, the Sahyadhri Mountains and forests. The building is enveloped by low-e double-glazed toughened glass, with small horizontal ribs casting mid-day shadows across the facades. The site setbacks are employed for a perimeter access loop road, affording a “drop-off” under a grand porch.

The design strategy employed full FSI, functional planning adapting to modular furnishings, an efficient ratio between the service areas, and the leasable open areas, and a structural system generating flexible and adaptable areas. These are the factors generating a large segment of India’s urban landscape.
